Application Requirements

Application Requirements

Each applicant 18 and over must complete an Application online at or Once that is completed HRG will complete a background and credit check.  – Applications will only be accepted if they are complete in full.

a. The application fee is $65 per applicant and is paid online
b. Application fee is NON-REFUNDABLE

Once you have passed the credit and background check you will proceed with the following:

2. Photocopy of Government ID and Social Security card.

3. Proof of income:

Employed- W-2 or last two pay stubs.
Self Employed- 2 months bank statements or Last year’s tax return.
Newly Employed- Verification letter from employer (company letterhead).

4. First month’s rent and security deposits must be in certified funds.  Security deposits are due within 48 hours of the application being accepted to hold the property.  Security deposits are not refunded if the applicant decides to cancel and not take possession of the property.

5. A one time $99 Admin Fee will be charged to the accpeted file and collected with the firts months rent.

6. Residental Benefits Package – The Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $30/month, payable with rent.

  • Your RBP may include, subject to property mechanicals or other limitations:
  • HVAC air filter is delivered directly to your door approximately every 60 days.
  • Utility concierge service: one call to set up your utility services, cable, and internet services.
  • A resident rewards program that helps you earn rewards for paying your rent on time.
  • Credit building to help boost your credit score with timely rent payments.
  • $1M Identity Protection for all adult leaseholders
  • 24/7 online maintenance reporting
  • Home buying assistance for when the time is right to buy your “forever” home.
  • Online portal: Access to your account, documents, communication, and payment options.
  • Vetted vendor network: we find technicians who are reputable, licensed and insured.

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.

7. All fees, deposits and application fees are to be made out to: HECHT REAL ESTATE

8. The applicant may be denied for the following reasons:

Incomplete, inaccurate or falsification of information
Unpaid child support
Tax liens, bankruptcies, and foreclosures
Criminal history by any applicant, drug use
Unsatisfactory credit history
Judgments, evictions or previous property damage

9. All Hecht Real Estate properties are NON-SMOKING units.

10. Applications can take 2-4 business days to complete

11. At most of our properties, pets are a negotiable issue, however, be advised all pets need to be approved by Hecht Real Estate. Pet deposits start at min. of $350 and are non-refundable.

To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.
